Our buying criteria
Primary Markets:
New Jersey, New York, Pennsylvania, Connecticut, Florida, North Carolina and Virginia
- Commercial property with Value add component is a must
- Retail, Industrial and land
- 20-40% vacancy preferred
- Size: 10,000-150,000 sqft / Multi tenant preferred
- Price: 5 to 20 million, but will go higher/lower depending on upside
- Easy access to major roads and industry
- Parking and dock access for truck
- Number of docks and drive in doors: 1 dock per 10,000 sf
- Clear height and distance between support pillars (Below 20 is better suited for manufacturing, above 20' for warehouse)
- At least 10% office space
- Age and condition of all utilities: Under 10 years for roof and HVAC is preferred
- 3 Phase power preferred. Amp requirement depends on size of building and use
- Preferably below market rent
- Prefer at least one national tenant
- Prefer rough building in good neighborhood
- Good access to highway
- For land, corner lot preferred, hard corner preferred to place a NNN tenant
